Ideally, sellers would always be accurate about the ARV of their properties. In reality, these numbers can sometimes be off or exaggerated due to a number of factors. The best thing for you as an investor to do is be as thorough with your diligence as possible. That's how our most successful customers stay on top: making sure their numbers are always double checked, and not getting discouraged because of some seller's exaggerated figures.

Seller's Asking Price
Sellers can always ask for whatever they want, though what they ask for and what a property actually closes for can often be two different things. Our best advice is to make offers. Do your diligence and make offers that make sense with your figures, even if the offer is under asking.

Estimated Cost of Repairs
It's often best to visit a property you're interested in, and always ensure you are putting together realistic repair costs. Most sellers aren't experts in putting together these figures.

Estimated Profit Potential
Every deal is different, just like every investor's capabilities and interests. This figure can be used to help filter deals that may interest you, though keep in mind there are several costs that aren't accounted for (i.e. carrying and closing costs, broker commissions, etc.), given they vary from deal to deal.
